Corcoran's Cathy Franklin, Alexis Bodenheimer, Shannon Suydam and Will Kerr have closed the sale of Residence 15D at 1095 Park Avenue for $6,900,000. The deal closed on September 24, 2026. The apartment is a 15th-floor classic eight in one of Carnegie Hill's best-known prewar cooperatives.

The team marketed the home as the very best of prewar grandeur, and the floor plan backs that up. A semi-private elevator landing opens onto a 21-foot entrance gallery. From there the apartment runs to a 30-foot living room built around a wood-burning fireplace. Three oversized picture windows in that room look west over Park Avenue. Across the gallery, the formal dining room has three large east-facing windows and open city views. A wood-paneled library with custom bookshelves also faces the avenue.

Four principal rooms face Park Avenue, and with exposures to the east and west, light comes in from both sides. Ceilings are 10 feet high, the floors are herringbone, and the prewar detailing has been kept throughout.

The windowed eat-in kitchen has custom cabinetry, a center island that seats four, and Sub-Zero and Wolf appliances. Off the kitchen is an oversized study or staff room with custom built-ins and its own windowed bath. The primary suite faces west over Park Avenue, with three oversized picture windows, two fully outfitted dressing rooms, and a windowed en-suite bath with two sinks. The second bedroom also faces the avenue. In all, the home has three bedrooms plus the study, three full windowed bathrooms and a powder room.

Schwartz & Gross designed 1095 Park Avenue, which was completed in 1930. The 18-story full-service co-op sits between East 88th and East 89th Streets, and residents have a private fitness center.

For Franklin, Bodenheimer, Suydam and Kerr, it is a textbook Park Avenue result: a true classic eight, presented at its best and closed.
