Michaela Keszler and Paulina Keszler of Sotheby's International Realty's Southampton brokerage have closed the sale of 134 Herrick Road, a newly built estate in the heart of Southampton Village, for $16,400,000. The sale closed in September 2026.
The house was completed in 2024 by the acclaimed architect Douglas C. Wright. It joins traditional Southampton architecture with the systems and amenities buyers now expect at the top of the market. It sits south of the highway on a 0.85-acre, south-facing lot, moments from the village's ocean beaches, boutiques and restaurants. Mature landscaping and a gated entry give it privacy.
Behind hand-cut Alaskan white cedar siding and cedar shingles, the six-bedroom house opens with a grand entry hall. The double-height living room is framed by floor-to-ceiling UV-protected windows, intricate moldings and wainscoting. The chef's kitchen has custom cabinetry, an expansive pantry and marble counters. A ground-floor bedroom suite gives flexibility for guests, staff or multigenerational living.
Upstairs, the primary suite has a spa-inspired bath, generous closets and French doors to a Juliet terrace overlooking the grounds. Three more en-suite bedrooms complete the second floor.
The finished lower level adds a full floor of living space under 12-foot ceilings. It holds a glass-enclosed gym, a dedicated golf room fitted with a Foresight GC Hawk simulator, and a living and play area anchored by a fireplace. Two more en-suite bedrooms sit on that level too.
Outside, wide wrap-around porches look over the lawn, the 20-by-50-foot heated gunite pool and a separate spa. A climate-controlled pool house has accordion-style doors that open fully to the pool terrace. There's also a detached two-car garage and an outdoor shower.
The house was built for efficiency. It has a closed-loop geothermal system, 10 heating and cooling zones, whole-house Mermaid Water Solutions filtration, Lutron lighting, a seven-camera security system, hidden speakers and a central smart hub that controls the property wirelessly.
For Michaela Keszler, an associate broker who moved to Sotheby's International Realty in 2025, the sale is close to home. She and her husband summered in the Hamptons from the early 1990s, became full-time Southampton residents in 1995 and raised their three children there. She specializes in high-end sales and rentals, is fluent in English and German, and serves on the boards of Peconic Baykeeper and the Southampton Fresh Air Home. Paulina Keszler is a licensed real estate salesperson in the same Southampton brokerage, and the two represented the seller.
