Jordan Karp and Dora Puig close Hibiscus Island at $51.5 million
At 270 South Hibiscus Drive, the listing agent and the buyer’s agent delivered a new high-water mark on Miami Beach’s gated islands: a SAOTA waterfront on a double lot, with two private docks and a house built to be used.
Jordan Karp of Jordan Karp LLC listed it. Dora Puig of Luxe Living Realty brought the buyer. On August 24, 2026, 270 South Hibiscus Drive closed at $51.5 million, a new record for sale price on Miami Beach’s guard-gated Hibiscus and Palm Islands.
The house sits on a double lot at 266 and 270 South Hibiscus Drive. Karp’s sold page and Puig’s listing card put it at 10,500 square feet, seven bedrooms, eight bathrooms, and a 60-foot dock. Living space opens to the water: a private office, a fitness room, and an infinity-edge pool finished in Bali stone. From the lawn, the view is southwest across the bay to the Miami skyline.
This is a finished piece of architecture, not a shell with a view. Luis Bosch of Luis Bosch Luxury Homes oversaw the rebuild. SAOTA reimagined the house; ARRCC did the interiors; Raymond Jungles did the landscape. Walls are wrapped in custom millwork. The kitchen is Bon Vivant. Travertine was sourced in Rome. A soundproof nightclub, with its own entrance, lighting, and cooling, sits independent of the main rooms. PROFILE miami, working from the seller’s materials, also notes a full-size Ferrari Testarossa replica suspended in the main living area as sculpture.
Karp’s sold page on jordankarpllc.com carries the close at $51,500,000. Puig already has the property on dorapuig.com at the same figure, and her press page leads with the pair. That is the point of this clip. Two names, one address, a number that will sit on a press page.
Puig is founder of Luxe Living Realty and Miami-Dade’s No. 1 Realtor by RealTrends Verified from 2017 through 2026. Karp founded Jordan Karp LLC in 2023 and works the islands and the waterfront. They set the island record together. The previous Hibiscus and Palm high-water mark was about $40 million.
Hibiscus Island is police-gated, a short causeway off the MacArthur, and the inventory of double-lot waterfront with this kind of dock is finite. Karp took the listing. Puig delivered the buyer. The house is closed.
