Gary DePersia Closes a $12.15M Modern Estate at 392 Seven Ponds Towd Road, Water Mill
The Corcoran broker closes a 2025 East End Building Company modern facing a 50-acre reserve. It has eight bedrooms, an elevator to a rooftop terrace with a putting green, and a heated saltwater pool, spa and tennis court on 1.5 acres.
Gary DePersia of Corcoran has closed the sale of 392 Seven Ponds Towd Road in Water Mill for $12,150,000. The home closed in September 2026.
Set beside a 50-acre reserve, the modern estate was completed in 2025 by East End Building Company and designed by Up Studio. It has about 11,200 square feet, with eight bedrooms, nine full and two half baths, and an elevator serving every level up to the roof.
Fleetwood floor-to-ceiling windows and doors open the house to the landscape. An 11-foot custom entry door leads into a two-story foyer with a floating steel staircase and white oak treads. The main floor has a living room with a 90-inch linear gas fireplace, a study, and a kitchen with custom Gary Ciuffo cabinetry, Gaggenau and Wolf appliances, a butler's pantry and a separate prep kitchen. A guest suite has its own sitting room, spa bath and patio.
Upstairs, the primary wing has two private terraces, a sitting room, a spa bath with radiant-heated floors and a walk-in closet, and four more en-suite bedrooms open to private decks. The elevator rises to a rooftop terrace of about 2,000 square feet with a putting green and 360-degree views. The lower level adds a 1,200-bottle wine cellar, two bedroom suites, and room for a screening room, gym or golf simulator.
Outside are a 20-by-40-foot heated saltwater pool, a spa, expansive patios, a full outdoor kitchen and an all-weather tennis court framed by lawn.
For DePersia, it is a marquee Water Mill close: a new modern estate on 1.5 acres overlooking protected land.
