Jim St. André, Trevor Stephens, and Michael Maniawski close 48–50 West 69th Street for $45 million

Compass listed the 19,600-square-foot Upper West Side townhouse, five bedrooms and eleven baths, and placed it at $45 million.

$45 million. Closed July 2, 2026.

Jim St. André, Trevor Stephens, and Michael Maniawski of Compass held the listing. Maggie Wu of Compass brought the buyer. On July 2, 2026, 48–50 West 69th Street closed at $45 million.

The house is 19,600 square feet of interior, five bedrooms and eleven bathrooms, on a 4,150-square-foot lot just off Central Park. Compass puts it at 41.5 feet wide, built in 2024. The listing names Fradkin & McAlpin Architects and MDesign London. A limestone floating staircase runs eight levels. The parlor is a 38-foot double-height living room with 24-foot ceilings. The garden level has a 55-foot indoor lap pool that opens to a south garden. A commercial-grade elevator serves the floors.

St. André, Stephens, and Maniawski listed it as a Compass townhouse. Wu is the buyer’s agent on the same Compass sold page.

Compass still carries the sold listing under their names. That is the clip.

Closed sale. $2M+ in live markets only. Listing and buyer’s agents named as published. Photos: Compass listing gallery. Luxury Price Drops is not a brokerage.
