$9,000,000 · Closed October 2026 · 5 bedrooms · single-family townhouse · fully certified Passive House (Baxt/Ingui Architects) · elevator to every level · lot 18 x 102 ft · more than 1,400 sq ft of outdoor space (garden, balcony, roof deck)

Carrie Chiang and Emmitt Tilyou of Corcoran have sold the townhouse at 53 West 71st Street on the Upper West Side for $9 million. The sale closed in October 2026.

Chiang is one of New York's best-known brokers, with more than $10 billion in career sales. Born in Shanghai and raised in Hong Kong, she spent time in Brazil before moving to New York, where she began her real estate career in 1988.

The single-family brownstone sits on a prime park block, just off Central Park West, on an 18-by-102-foot lot. Baxt/Ingui Architects carried out a multi-year renovation, and the house is now a fully certified Passive House: it is sealed against drafts, ventilated with tempered fresh air, and fitted with triple-glazed, landmark-approved windows. An elevator serves every level, and four outdoor spaces add more than 1,400 square feet of private outdoor area.

The garden level has an entertaining room at the front. At the rear, a kitchen with a double-height ceiling and a floor-to-ceiling glass wall opens straight onto the garden. It has Sub-Zero, Wolf and Gaggenau appliances, a wine refrigerator and a large island with seating. Up the restored stoop, the parlor floor has a living room with eleven-foot ceilings and a fireplace. A rear dining room there looks over the garden, and a secondary staircase runs down to the kitchen.

The whole third floor is the primary suite. A bath clad in Bianco Carrara and Thassos marble sits at the front, two walk-in closets lead back to the bedroom, and the bedroom has a wet bar, a reading nook and French doors to a private balcony. The fourth floor has two flexible rooms that share a Statuary marble bath, one with a wet bar and the other opening to a roof deck. Two more en-suite bedrooms are on the fifth floor. On top, a glassed-in roof pavilion reached by the elevator opens to a deck with neighborhood views. A finished cellar with high ceilings can work as a gym or recreation room.
