728 25th Street Sold for $8.5M by John Hathorn and Charles Pence
A three-story Spanish home in Santa Monica's North of Montana neighborhood has sold through Pence Hathorn Silver at Compass.
John Hathorn and Charles Pence of Pence Hathorn Silver at Compass have sold 728 25th Street, a Spanish-style home in Santa Monica's North of Montana neighborhood, for $8.525 million. The sale closed in October.
The house was renovated from the ground up in 2007. Light wide-plank hardwood floors, custom built-ins and decorative tile run through the main level, which holds a formal living room with a fireplace, an oversized dining room, an office with a full bath and backyard access, and a kitchen and family great room. The kitchen has its own fireplace, a center island, a Sub-Zero refrigerator and a six-burner Viking range with a pot filler.
All five bedrooms are upstairs, where the primary suite has a fireplace, a walk-in closet and a west-facing deck. The lower level is a media room with a built-in projector and screen, a full bath and a kitchenette, and it can serve as a sixth bedroom suite. The hedge-lined backyard has a lawn, mature fruit trees and an arbor-covered dining patio with a built-in barbecue kitchen.
In all, the home has five bedrooms, six full and one half baths and 5,612 square feet on a lot of 8,696 square feet, with solar panels and two Tesla Powerwalls. With this sale, Hathorn and Pence have placed a turnkey home in the Franklin Elementary School District, moments from Montana Avenue and the Brentwood Country Mart.
