This is a dated stock snapshot, not a monthly close. It counts listings that were active price drops at the ~7:08pm ET pull on August 25, 2026 — the same April method (six UAE feeds, unweighted mean dropPct, land included). It is not “August 2026 monthly,” and it does not reconstruct May, June, or July monthlies.
What these numbers are
Active drops are the current survivors on the six public UAE drop feeds. Total drop value is the sum of dropAED. Average drop is the unweighted mean of dropPct on the buy set and the rent set separately.

Universe and method (same as April)
- Feeds:
dubai,abudhabi,rak(buy) +dubai-rent,abudhabi-rent,rak-rent - As-of: August 25, 2026, ~7:08pm ET pull of those six feeds. Not a month-end close.
- Active Drops: count of listings whose current asking price is lower than its previously recorded asking price
- Total Drop Value: sum of
dropAED(rent is yearly AED, as in April) - Avg Drop (Buy) / (Rent): unweighted mean of
dropPct— not value-weighted - Land / plots: included, matching April
A “price drop” is counted when a listed property’s asking price decreases from its previously recorded price. We track both the absolute AED value and the percentage reduction.
Honest dated points only
These are the only April-method stock figures we will put on the hub. No May / June / July monthlies were closed from live feeds (those files are overwritten; survivors undercount). The May 19 row is the in-repo snapshot, labeled as of that date — not a May monthly close.
