Luxury real estate market reports: the feed, the dashboard, and the write-up
Three different pages. One tape. Do not read them as the same thing.
A luxury listing can show up in three places on this site, and they are not three versions of the same article. The live feed is the cards. The dashboard is the live counts. The market report is the write-up of a frozen night — story first, then the table, then a door into a city.
If you wanted a sold-price index, you are in the wrong building. An active drop here is a buy listing that is still on the market, whose published ask is below a prior published ask. It is listing-side. It is not a close, not rent, and not a citywide crash claim.
The four-city write-up on the site today is as of August 25, 2026. That is the data up until that date, not a closed August monthly. There is no fake August slug. September, October, and November are not published yet.
Three pages, three jobs

Miami is the cleanest example of the split. The live Miami drops are the cards. The Miami market-data dashboard is the live tape. The Miami write-up is the August 25 freeze: 1,452 active cuts, average −6.6%, $309.49 million off published asks, 32 areas. If the dashboard has already ticked, the report does not chase it.
Global, then city
Start at the four-city report. That hub is the brief for Miami, New York, Los Angeles, and Dubai on the same night. US dollars stay dollars. Dubai dirhams stay dirhams. We do not add those two worlds into one number.
From there, each city has its own write-up — not a second live feed:
- Read the Miami write-up — condos, and the insurance stack the list price does not include.
- Read the New York write-up — mansion-tax city. Brooklyn leads the count; the dollar tape is Manhattan and the Upper East Side.
- Read the Los Angeles write-up — Westside tape. Heroes stay 1,762 · −7.6% · $867.73 million. The live dashboard may have ticked; the report does not.
- Read the Dubai write-up — AED only. 3,428 cuts, −6.5%, AED 2.49 billion, 117 areas.

What “active drop” means
Count a listing once, while it is still for sale, if the published ask is below a prior published ask. That is the badge. US figures on the reports are buy-side. Dubai figures are buy-side. Rent is a different tape and is not in these write-ups. Scottsdale and Park City are not live markets — no cards, no reports, no monthlies.
What else is live today
