This page describes how the figures on Luxury Price Drops are produced. Last updated October 9, 2026.
What we count as a price drop
We repeatedly scan luxury listings on public property portals and store each listing's asking price every time we see it. A listing is an active price drop when it appears in the latest scan with an asking price below its reference price (below). Listings that disappear from the portal drop out of the count at the next scan. Re-listed properties are tracked separately and are not included in the active-drop counts.
Reference price and cut size
- UAE (Dubai, Abu Dhabi, Ras Al Khaimah; source: Bayut): the highest asking price we have recorded for that listing across our stored scans.
- United States (New York, Miami, Los Angeles, Scottsdale, Park City; source: Zillow): the first asking price we recorded for that listing.
- Spain, Portugal, Italy (source: Idealista): the first price we recorded when it is higher than the current price; otherwise the portal's own previous-price field.
Cut size = reference price − current asking price. Cut percentage = cut size ÷ reference price, rounded to one decimal place. "Total reductions" is the sum of cut sizes across a market's active drops, in the market's currency (AED, USD or EUR).
Filters
- Sale listings: a reduction must be at least USD 10,000 (US) or AED 36,700 (UAE) to count. Rent feeds use smaller minimums.
- Reductions above 70% are excluded as likely data errors.
- Each market has a minimum asking price so the feed stays focused on luxury stock (for example USD 700,000 for the US feeds).
Refresh schedule (current as of October 2026)
- UAE feeds: every 8 hours (about 00:00, 08:00 and 16:00 UTC).
- US feeds: daily (about 07:00 UTC).
- Spain, Portugal and Italy: weekly (Saturdays, about 02:00 UTC).
Every page that shows live figures states the date of the feed it used. Pages also hydrate from the live feed in the browser, so on-page numbers can be newer than the date in the static HTML.

Downloads
Summary CSVs, one row per market per feed date, at stable URLs: all-markets.csv and one file per market at /data/price-drops/<market>.csv. Columns: date, market, currency, listings_scanned, active_drops, avg_cut_pct, deepest_cut_pct, total_reductions, feed_last_updated_utc. Rows accumulate from October 9, 2026. The files contain no listing-level data and no agent, broker or agency contact details. We don't publish contact details anywhere in our public data.
Limits
- All figures are asking prices, not closing prices. A cut does not mean a sale happened.
- A listing can only show a drop once we have seen it at least twice (except where Idealista supplies its own previous price), so recently listed properties are under-counted.
- The size of a recorded cut depends on when we first saw the listing; cuts made before we started tracking it are not captured (UAE and US).
- Portal data can contain errors (wrong price, duplicate listings, mis-tagged areas). We filter obvious outliers but do not verify each listing.
- Amounts are nominal, in local currency, with no inflation or FX adjustment. UAE sizes are published by the portal in square metres; we convert to square feet (× 10.764) where we show sqft.
